People have started showing more interest in buying houses in apartments. People from different areas have started coming towards big cities for reasons like work, education etc.
Due to the increase in population, construction companies are interested in building apartments with more floors and special amenities. Generally, in flats, home buyers look at the land title deed, planning permission map etc. In this, many people do not pay attention to whether the building is built according to the planning permission map.
The Chennai Metropolitan Development Corporation has devolved its powers to grant project approvals to local bodies in the Chennai metropolitan area. Accordingly, the local councils are granting planning permission for the development of normal types of buildings, industrial and institutional buildings, commercial use developments, subdivisions and subdivisions determined on small plots of land.
Chennai Metropolitan Development Corporation grants planning permission for special category buildings, apartment buildings and buildings considered under the special powers of the Corporation and multi-apartment buildings with Government approval.
As a result, home buyers suffer due to mistakes in construction companies. In particular, if there are more rooms than what is shown in the plan permission map, it is wrong to think that it is profitable. In many places, the construction companies claim that they are giving away the additional areas that are constructed in violation of the rules without adding to the price.
Commercially, companies implementing construction projects should consider whether it is practical to give you extra built-up areas for free. Many people compromise by looking at some of these offers and inquiring about other things. In particular, there should be a certificate of proper completion of the works in addition to the plan approval drawings of the building. Along with this, there should be clearance certificate from fire department to ensure that the building is safe.
Many people are indifferent as to what is the use of this.
This is a certificate issued to ensure that the building you are going to live in has proper firefighting facilities. Home buyers who do not have this proof may face huge losses later in the event of problems. So, do not compromise on basic documents like fire proof certificate etc.
There is nothing wrong with being strict with the construction company on such basic matters. Essentially, a completion certificate is not required while registering a property, but that does not mean it is not necessary. As per the rules, the building competition certificate legalizes the property.
Construction industry experts say that unless the developer obtains an occupancy certificate from the concerned local government or civic body, no one will be allowed to occupy the building.
Attention:
The fire department must give an unobstructed certificate that the building is safe. Many people are indifferent as to what is the use of this. Home buyers without this proof may end up having to face huge losses later in the event of problems.
